Under single ownership since 1964, the 4U Ranch occupies a uniquely private and abundantly picturesque setting along the Little Weiser River in Indian Valley.   BLM and State Lands reaching to the Payette National Forest and the West Mountains border the ranch headquarters along the entire east and a portion of the south boundary.  The Little Weiser River winds through the ranch for over ¾ of a mile contributing immense aesthetics and recreation exclusive to mountain streams and all of the priceless benefits of a deeply wooded riparian corridor.   Two canals contour through the ranch delivering irrigation water to hay fields and pastures while inadvertently creating threads of well populated wildlife habitat.  Seasonal run-off, springs and a wildlife pond, not to mention the river,  support cover and vegetation for elk, mule deer, grouse, pheasant, wild turkey, water fowl and quail.  The ranches extensive native range is primarily rolling with some steep terrain, rim-rock outcrops, a variety of native grasses, brushy draws and pockets of bitter brush and sage.  The character of the 4U Ranch is magnified by big mountain views to the north and east; the integrity of the ranch is sharply enhanced by its diversity and location.

The 4U Ranch occupies a prime spot in the heart of the Hell's Canyon National Recreation Area only about 20 minutes from Council, the Adams County Seat.  The Payette National Forest is a horseback ride away to the east.  350 acre C. Ben Ross Reservoir is a beautiful facility, ideal for fishing and boating, only 5 minutes west and visible from portions of the ranch and just 40 miles north is McCall, one of Idaho's most popular summer and winter recreation areas.  Less than 50 miles southwest is the Snake River Canyon with excellent reservoir fishing and boating above Brownlee Dam.  Boise International Airport is a two hour drive from the 4U Ranch.

IMPROVEMENTS:  The ranch dwelling is a 2300 sq. ft., two story, 4 bedroom, 2 bath D-Log Home with a full basement built in 1978.  Each floor is an estimated 768 sq. ft.  A full length front entry porch and main floor windows look out over the fields to the river.  A massive stone fireplace is the home’s centerpiece and located on the main level which is open, incorporating living, dining and kitchen areas.  Three spacious attic style bedrooms and a bathroom are located on the upper level.  The basement was designed to be a recreation room while accommodating the forced air propane furnace and domestic water pressure system, storage and an additional bedroom.  The home has central air conditioning.  Domestic water is provided by a developed spring that gravity flows into the home.

OUTBUILDINGS:

1755 sq. ft. Loft Barn and Corrals.  This is a classic loft barn that will be standing for many years to come.

960 sq. ft. Machine Shed/Shop.  Wired with concrete floor and sliding doors.  Shop area.

Large Hay and Equipment Storage Pole Barn.

Miscellaneous outbuildings including a single car garage and chicken house.
