Occasionally, and only occasionally, is such a land parcel as this 89.67 acres offered. 350 Acre C. Ben Ross Reservoir, a scenically picturesque and relatively recreation/irrigation facility open to fishing and boating, forms a portion of the property’s west boundary. Strategically located near the center of the parcel is an established approximate 8 acre, year round wildlife pond which waters reflect 360 degrees of varied landscape, ever-changing through the seasons, while contributing priceless wildlife habitat and diversity. The balance of the property is primarily rolling with some steep terrain and comprised of tillable dry-land farm ground and native pasture. Grassy meadows and scattered deciduous and evergreen trees outline the wildlife pond; a magnificent row of elm trees grows along the dam and towers over the pond’s island, home to myriad varieties of birds and waterfowl. Incomparable eligible home sites come all at once with commanding views of C. Ben Ross Reservoir, the wildlife pond, the sweep of the West Mountains to the east, Cuddy and Hitt Mountains to the west making this West Central Idaho property an Idaho Gem.

The Berryhill property is located in Indian Valley, the southernmost portion of Adams County. Indian Valley comes with a post office, fire station and a well-attended community center. Council, the Adams County Seat, is a small Idaho town with a diverse history and a sense of community. Just a 20 minute drive from the property, Council offers a variety of shops and services, professional and medical, K-12 schools, a nine-hole golf course, eateries and a small airport. The mountain resort town of McCall on Payette
Lake, popular for summer and winter outdoor recreation, boutique shops and fine restaurants is just 50 miles north. Boise International Airport is 120 miles southeast of Indian Valley via state and interstate highways.

The town of Cambridge, approximately 20 miles southwest, offers a variety of shops and services, K-12 schools, a medical clinic and churches. Cambridge hosts the annual
Washington County Fair and Rodeo the first full week in August and Hell’s Canyon Days in June. Brownlee Dam on the Snake River, the Payette National Forest and numerous reservoirs open to fishing and boating and mountain streams are within short driving distances from Council, Cambridge and Indian Valley. C. Ben Ross Reservoir is open to boating and fishing and is fed by waters from the Little Weiser River, a year round mountain stream and fishery that headwaters deep in the West Mountains. The reservoir has a healthy population of largemouth bass and virtually any motorized boat can explore the entire reservoir in a day. Elk and mule deer populations are notoriously strong throughout the area. Upland game birds include turkey, sharp tai and sage grouse, valley quail and ring-neck pheasant. Indian Valley is big country with millions of acres forest, BLM and State lands surrounding the area on three sides and reaching all the way to the Snake River.

The distinct four season climate and approx.. 3150 ft. elevation is conducive to wonderful year around living, outdoor recreation and to cultivating gardens and
growing fruit.

The property is fenced and cross-fenced. There is a finished driveway on the East side of the property. A newly drilled 246 foot well with an estimated 50 GPM is on the West
side of the pond. Gravel county road along the east boundary of the parcel is maintained year around and a section of all-weather driveway is shared with a neighboring property. Overhead power runs though the western side of the property. A public boat-ramp and dock are located only a couple hundred feet north and east of the property line.
