Ben Ross Reservoir is a beautiful facility, ideal for fishing and boating, accessible within only about 15 minutes south of the property. PROPERTY DETAILS
This 775 Acre Deeded Property is a rich composition of diverse terrain: gentle to moderate rolling, largely west facing grass and rangeland slopes, some steep, broken ground and wide draws that produce healthy pasture stands of Intermediate Wheat, Mtn. Brougham, Bulbous Wheatgrass and native species. Year ‘round North Grays Creek drops out of the West Mountains through the Payette National Forest immediately before running a quarter-mile through the southeast property corner. Brushy draws, occasional scattered Ponderosa Pines, a few small timbered pockets and the wooded stream bank lining North Grays Creek add intrinsic and aesthetic value. Live water, springs and seasonal ponds contribute to habitat diversity and stock water. The property is well-positioned, unquestionably benefiting from foothills elevations ranging from about 3500’ to 4200’ and a generally west-facing orientation. Elevation and orientation result in higher average precipitation and earlier warm spring temperatures, respectively, conditions conducive to healthy grass and rangeland.
Property is perimeter fenced and cross fenced into 2 large pastures. All fences are maintained in a condition of good repair with some relatively new fences. Approximately 100 of the total deeded acres is a contiguous, unfenced parcel that juts east into the national forest. Referred to as “Salt-Log Draw”, it is a grassy sloped, brushy bottom, spring fed drainage.
The southern and upper end of Barber Canyon which drains ultimately into the Middle Fork of the Weiser River reaches into the property from the north.
PAYETTE NATIONAL FOREST: The Payette National Forest borders the property for 1¾ mile along the entire eastern boundary; BLM Lands form portions of the south and west property boundaries for another 1¾ mile. North Grays Creek Road which follows the creek line is a seasonally maintained county road that becomes a forest service road at the east boundary line of the Subject Property.
CABIN SITES: There are desirable eligible cabin sites, including along North Grays Creek with road access. Some cabin locations would require bridging the creek and driveway access development. A grand, old growth apple tree near the forest boundary is a landmark that has survived many years and seasons. There are currently no buildings on the property. Electric Power availability is approx.. two miles west of the property boundary.
GRAZING: The property is well-suited for spring, early summer and fall cattle grazing which has been its predominant historic use. It stands on its own observable merits as a recreational property credit to its natural beauty, the diversely scenic surrounding landscape expanse, live water, public lands borders and wealth of established wildlife habitat.
Pasture Management and Rehabilitation: Following the September 2007 Grays Creek Fire which swept across the Subject Property, Sutton Livestock Company captured the opportunity to aerial seed large sections of the property to Intermediate Wheat Grass and Mtn. Brougham. The seeding succeeded bountifully, testimony of which are healthy stands of both varieties as well as Bulbous and native grassland/rangeland species.
